In the database, some stuff is prefixed with a *. I've also seen things like (N) in front of a description. The one I'm wondering about right now is 463.75, no service, King County, no city, no callsign, no channel, PL 136.5, Repeater, notes are "*W/B".

IIRC, Rich intended that asterisk to mean unverified or something.

Personally, this is as far as I can help:

I saw that one; but I'm hearing stuff on 136.5. I'm pretty sure it's one of the MasterPark (WPWD863) lots. I know it's not lot B since I don't recognize the people.

Alright, related question. I found Lot B today; it's 463.3625. Looking at the license, I see 5 frequencies: 463.275, 463.550, 463.750, 463.850, and 463.975. Emission designator is 20K0F3E for all 5. 3625 ain't one of them, but 20 Khz / 2 = 10 and 463.275 + 10 Khz = 463.375. Does this mean they're legally operating on 3625?

You're missing a zero.
(Is OK, I am missing many zeros)

463.275 + 100KHz = 463.375
No one gets 100KHz these days!

It looks from what you have found so far like they are not licensed, but remember, with licensing, "looks can be deceiving".

I would search on the coordinates to see if a license exists in another entity name. Who knows, maybe they bought a lot and the radios came from the old co...

Many possibilities, but I think FCC Gen Menu Reports still offers a radius search. A very cool tool.

I use the Geosearch in ULS all the time. Looks like Bearcom hooked them up; sorta surprising since Day Wireless is just down the road. I'll definitely pour through the hundreds of results that I find, but I don't really know what to look for; the checks I get from MasterPark are from "Gateway Investment, LLC." And maybe I'll find an excuse to hop in one of the shuttles; they've got 4 channel Radii in them (one for each lot).

Who knows what license they're actually using. Nothing in a geosearch, and strangely, MasterPark doesn't even come up in a geosearch. Added to the DB:

Lot A: 463.4875 (254.1)
Lot B: 463.3625 (192.8)
Lot C: 463.7500 (136.5)
Garage: 464.7000 (97.4)
